Q: What areas do you serve?

  • We provide our services in Orange, Los Angeles, Riverside, and San Diego Counties. If your property is located elsewhere in California, please don't hesitate to reach out to us, and we'll explore whether we can assist you. 

 

Q:What are your management fees and the terms of your agreement?

  • We offer a competitive rate of $200 per month, charged only when a tenant is paying rent. There are no management fees for vacant homes, ensuring we get paid only when you do.

Q: When are my management fees due?

  • Management fees are automatically deducted from your monthly rental payments. Once your tenant pays rent, we will deduct your set monthly fee, and the remainder will be deposited into your account shortly after.

Q: I received my owner distribution, when do I get my statement?

  • All property owners receive their monthly statement on the 15th of each month or the following business day if the 15th falls on a weekend or holiday.

Q: Why do you need my social security number as an owner?

  • As per state and federal law, we require property owner's SSN for tax and reporting purposes.

Q: When can I expect to receive rent disbursement per month?

  • You can expect your owner's disbursement by the 15th of every month, provided the rent is received on time. We aim to distribute rent as quickly as possible, and it may arrive sooner if your tenant pays before the first of the month. Delays may occur if rent is paid late or due to bank holidays

Q: What is the process if a tenant is not paying rent?

  • We first reach out to the tenant to understand the issue and discuss payment plans. If necessary, we serve a 3-day notice to pay rent or quit, and if the situation escalates, we initiate the eviction process while working with the tenant to regain possession of the property.

Q: What criteria do you use in coming up with the rent amount for my property?

  • We determine the rent amount by analyzing comparable properties in the area, including those currently available and recently closed, taking into account size and amenities.

 

Q: Do you handle evictions?

  • Yes, we handle all evictions in properties we manage. If it's a tenant we've placed, our 12-month eviction guarantee covers up to $5000 in legal fees, and we oversee the entire process, from posting notices to lockout.

Q: Do I need to make the $1,000 owner contribution when I sign the management agreement?

  • No, there's no need to make the $1,000 owner contribution when signing the management agreement. We deduct it from the first month's rent once your property is rented. If your property requires renovation before it's rent-ready, we may request the contribution in advance.

 

Q: What types of properties can you manage?

  • We can all types of real estate, from studios to mansions, apartment buildings and entire apartment complex's

 

Q: How will you find tenants/market my property?

  • We employ a comprehensive marketing approach, syndicating your property on over 30+ rental sites, including Zillow, Trulia, Apartments.com, and our website. Our professional photographer showcases your property, and we offer flexible viewing schedules. We also digitally stage the living space and provide property tour videos for remote renters.

 

Q: How long does it take to fill a vacancy?

  • On average, it takes us 15 days to secure a qualified tenant, but the timeframe can vary based on factors such as location, property type, and market conditions.

 

Q: Will I be involved in the approval/denial process for tenants?

  • Yes, as the owner, you have the final say in approving or denying tenant applications. While we provide advice and recommendations, the ultimate decision is yours.

 

Q: Can I do my own maintenance repairs?

  • Yes, you can, but for certain repairs, we recommend using licensed or qualified vendors.

 

Q: What is your screening process like for tenants?

  • Our comprehensive screening process includes criminal, eviction, and credit history checks, as well as verification of rental and employment history. Tenants must provide bank statements, pay stubs, and a government-issued ID. Our qualifications for all properties can be found on our website.

 

Q: How often will I hear from my property manager?

  • At Axe Property Management, we prioritize taking the stress out of property ownership. You can expect to hear from your property manager whenever there is a maintenance issue that exceeds your contract repair threshold or if your property is vacant for either a remodel or leasing. Additionally, your property manager or leasing agent will provide weekly updates and recommendations. Feel free to reach out whenever you have questions or concerns.

 

Q: Do you require that I use your vendors?

  • No, we don't require owners to use our vendors. While we offer preferred vendors with competitive pricing, we're happy to work with your preferred vendors.

 

Q: Are there fees while my home is vacant and trying to find a tenant?

  • No, we do not charge any fees while your property is vacant. Our management fee is deducted from the first month's rental payment once a tenant is placed.

Q: Can I perform repairs on my property if my tenant does not want me to?

  • Yes, it's written into the lease that you can make necessary repairs, and tenants must allow it. They may be held liable for damages caused by delaying repairs.
